The Brief

Sell the destination, not the desks

YourHQ had undergone a significant repositioning - from a club working and co-working space (formerly Old Bond Store) to a premium, fully fitted-out luxury office seeking a single high-value occupier for its 6,000 sq ft floor in Southampton. The asset had to work hard across Savills and Omega RE's national marketing push and needed to position the space as a flagship headquarters for a brand-conscious, hybrid-focused business seeking a 5-7 year term.

Working closely with the client, Owen Group shaped the brief together. The building's features were important, but the real story was the occupier's ambition.

The Challenge

Standard property video treats space as a commodity: square footage and specification. YourHQ needed to feel like a choice of identity, not a lease negotiation. The brief needed to go beyond a traditional property fly-through.

The Target

A brand-conscious business, 50-200 people, hybrid-working culture, with the ambition to use its HQ as a client stage and a talent magnet. A company that does not just need space; it needs a statement.

The Comms Task

Move the prospective occupier from "we need desks" to "we need a destination" in 83 seconds, using only existing photography assets and an AI-powered production process, within a fraction of traditional production cost.

On this project, BriefCoach helped shape the narrative direction, working with the client to move from building features to occupier ambition - giving the Cosmic Wow production team a brief with real strategic backbone.

Working collaboratively with the client, BriefCoach explored the brief from the perspective of both the business and the end audience, surfacing the key insight that the prospective occupier's decision is not rational; it is emotional and reputational. The space needs to feel like a choice of identity before it can become a lease.

BriefCoach helped structure the production brief around three audience triggers: the desire for a culture-defining HQ, the need to impress clients in a post-pandemic landscape, and the pull of a space that does the talent-attraction work before the interview even happens. That brief gave Cosmic Wow something to build on.

Cosmic Wow is Owen Group's AI filmmaking service. It does not start with tools; it starts with the story. On the YourHQ project, that story was already clear: a destination for a brand that takes itself seriously. Cosmic Wow used the client's existing high-quality activation photography, applying AI animation and sequencing techniques to create motion, energy and atmosphere from static assets.

The result removes the burden of imagination. A prospective occupier watching the film does not need to picture events in the bar or clients gathered in the meeting suite; they see it. That cognitive shortcut is the difference between a space that feels aspirational and one that feels abstract. Cosmic Wow makes it concrete, without compromising on quality or narrative intent.
